Climate professor Dr. Abdullah Al-Mosnad revealed 18 essential tips for those wishing to buy a plot to build a home, stressing that choosing the right location is no less important than the design of the house, and that some details may affect the quality of life for many years.

Al-Mosnad explained via his account on platform "X" that there are basic criteria to consider when selecting a plot, which he classified into four main axes.

First: Stay away from sources of congestion and noise

Al-Mosnad advised that the plot should not be on a commercial street or directly behind one, nor on a main street inside the neighborhood, while avoiding adjacency to schools, parks, furnished apartments, and government agencies, and staying away from barbecue restaurants and gas stations.

Second: Suitable location and land safety

He recommended that the plot should not be far from the mosque nor adjacent to it, staying away from areas where rainwater accumulates and low-lying lands, avoiding plots facing a T-shaped street end, and ensuring soil safety and that it has not been arbitrarily filled.

Third: Preferred engineering specifications

Al-Mosnad pointed out that it is preferable for the street to lead to a square or for the plot to overlook one, and if its area exceeds 500 square meters, it is better to be on two streets. He also advised avoiding a western façade unless good thermal insulation is available, and that the street width should not be less than 15 meters, and preferably the depth of the plot should not exceed twice its width. He stressed ensuring there are no high-voltage towers or electrical substations nearby, and avoiding plots on very steep streets.

The most important tip: Ask about the neighbor before the house

Al-Mosnad concluded his tips with what he described as equivalent to all the previous ones, as he said: 'The eighteenth tip is on one scale, and all that preceded it is on another scale,' which is: 'Ask about the neighbor before the house,' stressing that good neighborliness may be the most important factor in the comfort and stability of a home.

Al-Mosnad noted that these tips represent a personal viewpoint, and not everyone may be able to apply them all, but it is important to choose what suits each person's needs and lifestyle, pointing out that each tip has reasons and details that deserve separate explanation.
