The real estate price index rose by 1.3% in the second quarter of 2026, compared to the same period last year.
This rise comes in the context of the development of the methodology for calculating the real estate price index, adopted by the General Authority for Statistics in cooperation with relevant authorities.
According to data released by the General Authority for Statistics, the real estate price index increased to 106.3 points in Q2 2026 based on the base year 2023, compared to 105.0 points in Q2 2025.
This increase is mainly attributed to the improved performance of the residential sector, which recorded an increase of 2.6%, and is the largest sector by weight in the index at 72.7%.
The Authority had adopted a new methodology for calculating the real estate price index starting from Q3 2024, in cooperation with the Real Estate General Authority, the Ministry of Justice, and the Saudi Central Bank, and set 2023 as the base year.
The index includes three main sectors consisting of several real estate categories: the residential sector, which includes the following categories (land plot, villa, apartment, and floor); the commercial sector, which includes the categories (land plot, building, showroom/shop); and the agricultural sector, which includes one category: agricultural land.
Real estate prices in the residential sector rose in Q2 2026 by 2.6%, driven by a 6.3% increase in residential land prices, a 1.1% increase in apartment prices, and a 0.4% increase in residential floor prices.
The Authority stated that the data indicates that real estate prices in the commercial sector decreased in Q2 2026 compared to the same quarter of the previous year, as the commercial sector, which has a weight of 25.4% in the index, declined by 3.2%, driven by a 3.5% decrease in commercial land prices.
It reported that the price index for agricultural land rose by 11.3% to reach 114.2 points in Q2 2026, compared to the same period of 2025.
At the regional level, Al-Jouf region topped the list of regions with the highest increase in real estate prices at 10.4%, followed by the Northern Borders region at 4.6%, then Riyadh and Makkah at 4.2% and 0.4%, respectively.
In contrast, Hail region recorded the largest decline at 10.1%, followed by Qassim at 5.4%, then Madinah at 4.5%.
