The Ejar network clarified that the real estate broker is entitled to a commission fee upon concluding or renewing a lease contract through him, according to what is agreed upon between the contracting parties.

The network affirmed that ensuring the rights of all parties requires concluding a real estate brokerage contract that defines the obligations and rights between the broker and the contracting party, thereby enhancing transparency and regulating the contractual relationship.

It added that payment of the commission fee is the responsibility of the party contracting with the real estate broker, in accordance with the brokerage contract and the agreement concluded between the two parties, ensuring clarity of procedures and preservation of rights for all parties involved in the rental process.

Rent Value Adjustment Request Service

The network also confirmed that the service for requesting a rent value adjustment upon contract renewal represents a qualitative addition aimed at increasing clarity in the contractual relationship between the lessor and lessee by moving the negotiation process to an organized and reliable electronic framework.

Ejar explained that the service allows the lessor to submit a formal request to the lessee to increase or decrease the rent for the next contractual period, provided that the request is submitted 90 days before the end of the current contract, where a notification reaches the lessee allowing him to accept or reject the request.

Places for Rent

It added that if the lessee agrees, the contract is automatically renewed at the new agreed value. If he rejects, the automatic renewal of the contract is canceled, and this is considered a notice of no desire to renew.

It confirmed that the service in the city of Riyadh is currently limited to enabling the lessor to submit a request to reduce the rent only, in compliance with the decision to stop the annual increase in rents.
