Saud Al-Dulbhi, a consulting engineer, arbitrator, and engineering expert, revealed on Arabia FM the technical and regulatory requirements set by the Ministry of Municipalities and Housing for installing car shades within property boundaries. He explained that they aim to regulate facility use, enhance urban landscape integration, and reduce encroachments and irregular appearances.

Al-Dulbhi explained that the requirements include standards for the design, location, and materials of car shades, with adherence to the Saudi Building Code and universal access standards, including consideration for pedestrian paths and entrances for people with disabilities.

He pointed out that the controls also include requirements for spaces and setbacks, limits on the canopy's projection and height, in addition to prohibiting side covering, use of non-approved materials, or encroachment on sidewalks and pedestrian lines, with designs directed to achieve visual integration with the architectural style of the building and surrounding area.

Al-Dulbhi added that the requirements include a number of general controls, most notably placing an identification card for the shade with a code including permit data, maintaining site cleanliness and sidewalk safety, standardizing shade designs in the same building, and committing to periodic maintenance.

He stressed that the requirements place full legal responsibility on the permit holder for the shade and any obligations arising from its construction, with the need to comply with the universal access requirements approved by the National Committee for Building Code.
