The first investment fund for logistics services was launched to develop a logistics city in Jeddah Governorate, western Saudi Arabia, with investments amounting to 650 million riyals, as part of a project aimed at enhancing the supply of land and logistics services and supporting Jeddah's position as a regional logistics center, according to what Maher Bilal, Chairman of the Board of Directors of Maysan Company, told Al-Eqtisadiah.

Project on an area of 320,000 square meters

Chairman of the Board of Directors of Maysan Company, Maher Muhammad Bilal, said that the project coincides with the signing of two agreements with strategic partners, Ansab Real Estate Development Company and Fad Financial Partners Company, to launch the "Maysan Logistics Opportunities Fund."

He explained that the project is established on an area of 320,000 square meters north of Jeddah in the Al-Kawthar area, south of Al-Hamadaniyah, and will be developed over 18 months before the developed lands are put up for sale according to the timing determined by market studies.

The project covers 5% of market needs

Bilal pointed out that the project site was chosen in response to the rapid growth in logistics activities in Jeddah and the high demand for warehouses and related services.

He added that the occupancy rate of warehouses in Jeddah reached 97% during 2024 out of a total supply estimated at about 18 million square meters, with an annual growth rate of 4.8%, reflecting the continued expansion of demand for logistics spaces.

He confirmed that the project will add the equivalent of 5% of the needs of the warehouse market in Jeddah, expecting it to contribute to narrowing the gap between supply and demand, with the project targeting launch at the end of 2027, at a time when demand is expected to approach the entire available supply.

He added that the expansion witnessed by Jeddah ports and the enhancement of their role as a logistics hub increase the need to develop new projects that accommodate the expected growth in demand for warehouses and logistics services.

Implementation of infrastructure within 12 to 18 months

For his part, the Managing Director of Ansab Contracting Company, Muhammad Al-Khudhaib, told Al-Eqtisadiah that the company is undertaking the implementation of the infrastructure works for the project in its three phases (A, B, and C), as the contractor responsible for development works.

He explained that implementation work will begin in the near future, noting that the company has started preparing the site, setting up the field office, supplying materials, and commencing road works.

Al-Khudhaib added that the main infrastructure works are targeted to be completed within a period ranging between 12 and 18 months, while some internal works will continue in parallel with the project implementation, in preparation for developing the logistics city according to the targeted timeline.

Saudi Arabia launches the largest truck staging area in the world at Jeddah Port

Saudi Arabia had inaugurated last Thursday at the Islamic Port of Jeddah the largest truck staging area in the world on an area of one million square meters, while the Saudi Ports Authority signed on the same day 7 agreements with companies with investments exceeding one billion riyals on the sidelines of launching the staging area.

The staging area, inaugurated by the Minister of Transport and Logistics Services, Saleh Al-Jasser, has been approved as the first entry point for trucks heading to Jeddah Port before proceeding to gates 4-9, and it will increase operational capacity, reduce congestion, and enhance the flow of truck traffic.

Al-Jasser said at the time to Al-Eqtisadiah that the new truck area at the port raises the efficiency of logistics operations and trade movement, affirming that the logistics sector has adapted to the transformations in global navigation movement by redirecting trade to the western coasts.

Regarding logistics zones, he explained that with the signing of the new agreements, the total number of logistics zones inside Saudi ports rises to 34 zones, with investments amounting to 15 billion riyals fully funded by the private sector.

The agreements included establishing a logistics center to support commercial activities and maritime services, and another integrated center to support import and export operations and logistics services.

He highlighted the prominent projects, including the expansion of the logistics zone of Maersk Company in Jeddah Port, which is the largest logistics zone for the company globally.

Notable projects also include the signing by Chinese company GD Logistics of its largest investment outside China, through two projects in Jeddah Port and Al-Khumrah area, in addition to the signing of contracts by 5 leading national companies to establish new logistics zones.
